Managing and Maintaining Your Roof System: An Owner's Guide

1. Why is regular maintenance important for my roof system?

Inspecting your roof about twice a year allows you to keep an eye on any areas of concern to catch roof leaks or issues before they escalate. These inspections, combined with regular maintenance, will help keep your roof in peak condition to avoid more expensive repairs and disruptions that could affect building occupants. Neglecting these practices not only increases the risk of damage but may also jeopardize your warranty coverage, leaving you vulnerable to unplanned costs.

2. How often should I schedule roof inspections for my building?

Schedule inspections of your roof at least twice a year, preferably once before the winter season and once afterwards. This will help identify any roof defects or vulnerabilities related to the colder months and any heavy snow. In addition, you should inspect your roof after any severe weather, as high winds and storms can cause unexpected damage that requires immediate attention.

3. What are the common risks for my roof, and how can I prevent them?

Preventative care is key to maintaining your roof’s functionality and full-service life. As part of your rooftop inspections and cleaning, your team should:

• Remove Debris: Clear leaves, branches and dirt to prevent blockages in gutters or drains and punctures in the roofing membrane. For snow and ice removal, avoid sharp tools like ice scrapers that could penetrate the roof surface.
• Check Drainage: Ensure gutters, downspouts and drain paths are free flowing. Poor drainage can lead to ponding water or damage to the Tremco Roofing system which is not covered under warranty.
• Scan Roof Edges: Wind damage frequently occurs along roof edges. Make sure to check these areas and have any loose materials secured.
• Inspect Metalwork and Flashings: Inspect metalwork and flashings for rust and deterioration and ensure they are properly sealed. Any poorly sealed or loose materials should be repaired by an approved contractor.
• Control Foot Traffic: For rooftop equipment that requires frequent service, utilize walkway pads to minimize surface wear from pedestrian traffic and avoid stepping on debris that could cause punctures.  
• Check Rooftop Equipment: Verify HVAC units, antennas or other equipment are installed securely and are not causing wear or leaks on the roof.
• Assess Structural Integrity: Examine neighboring structures for cracks or settling that may have also impacted your roof’s integrity.

4. What should I do if I notice damage or abnormal wear?

5. How should I approach new equipment installations on my roof? 

When adding new rooftop equipment, such as HVAC systems, antennas or solar panels, take the proper precautions to protect your roof and Tremco Roofing warranty. Follow these steps:

• Get Pre-Approved: Any rooftop additions, must be approved by Tremco before installation to maintain warranty compliance.

• Preserve Roof Surfaces: Ensure technicians properly protect the roof during installations to avoid punctures or tears in the roofing membrane.

• Document Activity: Take photos of the installation area before and after any work is completed. Should subsequent problems arise, this documentation will help identify the source and who is accountable for any necessary repairs.
• Assign Accountability: As the building owner, it is important to require third-party service providers to take responsibility in writing for any damage caused during their work, but that they should not make any unauthorized roof repairs. Reviewing this document will help to ensure that other trades or contractors understand their scope of work and that all repairs must be approved by Tremco under the terms of your agreement.
  
  

6. What's the protocol if I discover a roof leak? 

If a roof leak occurs, call +1 800-852-6013 Tremco’s Roofing Customer Support within 30 days of discovery. From there, we can assess the situation and provide the most effective solution for your system. 7. Are coatings or sealants covered under my Tremco warranty?

If you’re adding materials, like sealants or roof waterproofing, from Tremco CPG, contact your Tremco representative to see about adding them to your warranty. Non-Tremco products (sealants, adhesives, coatings etc.) are not included under your warranty and should be authorized by Tremco before using them to avoid any adhesion, compatibility and warranty concerns.  

8. Does Tremco offer roofing maintenance support? 

Tremco Roofing’s TremCare® roof maintenance program offers a full suite of services tailored to take preventative action and keep your roof in excellent condition. The TremCare program has three levels of support:

• Asset Management: If you would like to manage your own roofing assets, WTI/WTC will inspect your roofs and enter the data into the OLI system for you to access.
• TremCare Gold: Tremco will plan and prioritize your program with housekeeping, preventative upkeep and a 24-Hour Emergency Leak Response.
• TremCare Platinum: Non-Tremco roofs or Tremco roofs no longer under warranty can receive all of the TremCare Gold benefits, plus we will cover all repairs if the roof leaks.

9. What are maintenance priorities after severe weather events?

After a major storm, wait until conditions are safe before anyone goes on the roof. Then have your facility team walk the roof to check for punctures or tears in the roof membrane, displaced aggregate and clogged drains, gutters and downspouts caused by falling branches or flying debris. Keeping drainage clear is especially important because poor drainage can lead to ponding water and other damage that is not covered under your Tremco Roofing warranty. 10. When do I need to contact Tremco about my roof?
