Regardless of the roofing contractor or manufacturer you choose to work with, here are the 12 steps to follow to maximize the service life of your roof using Tremco Roofing and WTI’s proven approach. 

1. Consultation

Your roofing partner should truly listen to you. They need to understand your goals and budget considerations, past roofing experiences and any known problems before trying to sell a solution. This initial consulting stage should give you a good indication of the best service provider for you.

Next, the roofing company should walk your roof to verify its general condition, looking for signs of water entry and other problem areas, including potential safety hazards. 

3. Diagnostics

While every roofing provider is different, Tremco and WTI field advisors may recommend further diagnostic testing to evaluate roof characteristics invisible to the naked eye. Infrared scanning can locate hidden moisture in your roof or insulation, while laboratory tests of roof core samples can determine your roof’s composition and condition.

4. Recommendations and Budgeting 

Based on the type and extent of problems identified, together with knowledge of your roofing priorities, the highly trained field advisor working with you should develop a detailed “green, amber, red” assessment of the roof’s condition. This forms the basis of any recommendations and options, which should include thorough budgets to help your short- and long-term planning. 5. Long-Term Asset Management Planning

Part of the ideal budget and recommendation process is developing a 3-to-5-year asset management plan for your roofs. Over this time period, all your roofs will move into a good condition and can stay that way through scheduled maintenance.

9. Project Management

When the project is done and the final inspection is satisfactorily completed, you should receive a report summarizing the job from start to finish, documented with “before and after” photographs.
